Information for Cyprus Expats on finding accommodation in Cyprus
With the accession of Cyprus to the EU, the Republic of Cyprus was given a transitional period of 5 years during which European citizens and, by extension, member of their families are entitled to purchase one second (country) home or site to construct a second home and an unlimited number of other premises and plots of land for other uses. The transitional period will be re-examined when the 5 year period ends.
When searching for accommodation you can look through the Greek-language and English-language newspapers, including the specialist press. You can also get help from estate agents who specialise in finding real estate for sale and renting.
It is best to compare a number of residences before coming to a decision. The banks give loans with repayment by monthly instalments for a period of 25 years or more.
If you buy a residence, the title deed will be given to you when all the permits for the residence have been secured and the procedure has been completed. Before making a final decision you should find out about the procedure from an estate agent and get assurance that the permits for the residence exist. The issue of the title deed for a new residence is often delayed owing to searches in compliance with all the relevant legislation and rules.
In the case of rented accommodation it is usual for two rentals to be paid in advance as security for the owner. If no damage is caused to the property, the money is repaid at the end of the tenancy.
If you come to work in Cyprus, it is basically a good idea to ask your employer for assistance with finding a residence to buy or rent, because his knowledge of local conditions may prove beneficial.
